Retirement Planning
What to Organize Before You Retire
A practical retirement planning guide for Westlake Village and Conejo Valley families, covering income, taxes, investments, risk, and estate coordination.

Communities we serve
The firm’s home: a planned lakeside community that straddles the county line, with corporate offices along the 101 and many households who have been here since it was built.
There is no drive to describe. Palm Coast Wealth Management’s office is on Townsgate Road in Westlake Village, just off the 101 at Westlake Boulevard, in the same office corridor where many of its neighbors work. Address, directions and the map are on the Westlake Village office page.
Meetings take place by Zoom or in person at the office, whichever you prefer. Meeting format and availability can be discussed when scheduling, and the first conversation is complimentary.

About Westlake Village
Westlake Village was laid out as a planned community in the late 1960s, marketed as the city in the country, around a private man-made lake, and incorporated as a Los Angeles County city in 1981. The wider Westlake community extends west across the county line into Thousand Oaks, so neighbors a few streets apart can live in different counties, pay property tax to different assessors, and send children to different school districts, Las Virgenes Unified on the Los Angeles side and Conejo Valley Unified on the Ventura side.
Two groups shape the planning here. The first is households who arrived when the community was new and are now retired or retiring, often in homes held for decades under Proposition 13 with substantial unrealized gains, for whom retirement income, the estate plan, and Proposition 19 are one connected conversation. The second is the executives and owners drawn by the corporate headquarters and regional offices along the 101, whose compensation arrives partly as equity, bonuses, and deferred compensation, and whose planning is about making those elections deliberately.
Planning priorities
Social Security and pension timing, retiree medical, and turning a paycheck into portfolio income, planned in the years before the date rather than after.
Executives at the corporate offices along the 101 face vesting calendars, withholding gaps, concentration, and irrevocable deferral elections. Each is a decision to make on purpose.
Proposition 13 tax bases, Proposition 19 for the children, trust funding, and which assessor the plan has to account for.
Company retirement plans and the CalSavers mandate, buy-sell and key-person coverage, and building wealth outside the company year by year.

The City of Westlake Village is in Los Angeles County. The wider Westlake community, including neighborhoods around the lake and to the west, extends into the City of Thousand Oaks in Ventura County. The difference matters for property tax administration and school districts, and a plan for a Westlake household accounts for which side of the line the home is on.
The office page describes the office itself: the address on Townsgate Road, directions, the phone number, and how to request a meeting. This page describes planning for the people who live in Westlake Village, in the same format as the pages for the other communities Palm Coast serves.
Usually three things: how the home’s unrealized gain and Proposition 13 tax base fit your retirement and estate plans; the Proposition 19 rules, which reassess most inherited homes unless a child moves in; and, if you are 55 or older and considering a smaller home, the ability under Proposition 19 to carry your tax base to a new home in California. Each should be reviewed with your estate attorney and CPA.
Successful individuals, families, executives, and business owners, often with $1 million or more in investable assets, who want an ongoing planning relationship rather than occasional investment commentary, and who value clear explanations and coordination with their CPA and attorney.
