Communities we serve
The coastal city on the far side of the Santa Monica Mountains, where wealth is concentrated in property and the questions of protection and rebuilding are immediate.
Malibu lies directly south of the Conejo Valley, across the Santa Monica Mountains. From the Palm Coast office on Townsgate Road in Westlake Village, the drive follows Westlake Boulevard south as it becomes Decker Canyon Road, or Kanan Dume Road from Agoura Hills, down to the Pacific Coast Highway. Many Malibu households already make that trip for shopping, schools, and the freeway.
Meetings take place by Zoom or in person at the Westlake Village office, whichever you prefer. Meeting format and availability can be discussed when scheduling, and the first conversation is complimentary.

About Malibu
Malibu incorporated in 1991 and stretches along the coast at the foot of the Santa Monica Mountains. It is home to Pepperdine University and to households whose wealth often comes from the entertainment industry, business ownership, or a career in Los Angeles, and whose largest asset is frequently the property itself, sometimes more than one.
Malibu has also lived through the Woolsey Fire in 2018, the Franklin Fire in December 2024, and the Palisades Fire in January 2025, which burned into the city’s eastern neighborhoods. For many households, planning now includes questions that were once theoretical: whether coverage is available and adequate, how a rebuild is financed and taxed, whether to rebuild at all, and how a plan holds up when a large share of net worth is exposed to one place. These are handled with care, and with the household’s own priorities leading.
Planning priorities
Dwelling limits against real rebuilding costs, the California FAIR Plan and difference-in-conditions coverage, deductibles, and umbrella limits sized to the household.
A reserve and a portfolio that can carry the household through a rebuild, a slow sale, or a change of plans without forced decisions.
Trust funding and titling for one or more properties, liquidity to settle the estate, and Proposition 19’s effect on what heirs can keep.
Timing gains, contributions, and charitable gifts across uneven years with your CPA, and shaping a legacy that reflects the family’s priorities.

By putting the decisions in order and keeping the rest of the household’s finances steady while they are made: understanding what the policy will pay and when, how a rebuild or a sale is financed and taxed, what the involuntary conversion rules mean for the gain, and how the portfolio and reserves carry the family through. Palm Coast coordinates with your CPA and attorney and moves at the household’s pace.
As a planning question first. We look at how much of the household’s net worth and security depends on one location, what would happen to the plan if that property could not be sold or insured on expected terms, and what reserve and portfolio would let the family make choices rather than be forced into them. That analysis often shapes the estate plan and the insurance plan as well.
Yes. Where a business manager handles cash flow and bill payment, Palm Coast’s planning and investment work complements that role, and we coordinate with the business manager, CPA, and estate attorney so decisions on taxes, gifts, and estate structure are made from one set of facts.
